In the previous blogs, we've explored the costs and the convenience of building a new home versus buying an existing one. Now, let's delve into one more crucial factor: appreciation potential.

 

Faster Appreciation in New Homes

One significant advantage of building a new home is the potential for faster appreciation. New homes in emerging developments often see substantial value increases as the community grows. Early buyers can benefit from rising demand as more homes are sold and infrastructure improves, boosting the overall desirability of the area. Also, builders tend to start with lower prices to attract early buyers and increase prices as the development fills out. This strategy ensures that early buyers see their property values rise swiftly. 

 

Comparing to Existing Homes

While existing homes also appreciate, the rate can be slower compared to new builds. Even with the right updates and renovations, your value is influenced by the value of other homes in your neighborhood. That said, there are exceptions. In communities with new developments, surrounding neighborhoods with existing homes may benefit and experience accelerated growth. For example, nine years ago, we purchased an older home with 3,700-square-feet, 5 bedrooms and 3.5 baths in Saratoga Springs for $270,000. During that time, the city experienced tremendous growth due to major residential developments located several blocks away. In just four years, we sold our home for $430,000.

 

Consider the Returns

The decision between building a new home or buying an existing one should consider the potential for property value appreciation. New homes offer a unique opportunity to capitalize on rising market demand and community development, often leading to quicker and more substantial value increases.
